    im from the northside and started a 1 year lease in Crumlin in January , everything seemed fine but my GF was pregnant so when she went on Maternity leave and was home during the day the road showed its true colours , street partys , house 2 doors up was selling drugs and raided 3 times , To be honest i could deal with all this so we just got on with it as it didnt really affect us if im honest.

    There was one house in particular that was like something from Shameless , absolute scum of the earth anyway to be fair again they didnt bother us , we just kept our head down , then in November one of them got out of prison , ,11am on a saturday this clown is chasing a neighbour down the road with a crowbar and then smashes his car up , a week later he smashes his sisters car up and throws a flower pot through the front window ( of the house he lives in:confused: ) and then smashes up a few random cars , police all over the road and he gets carted off. I didnt want my 6 month old son around this ****e so a week later we were gone and broke our lease.

    My point is i cannot emphasis enough how important it is to suss out your neighbours , i actually loved the house and the road was 90% grand ,these scumbags ruin it , we now have a 6 month old and due to the state of the rental market in this poxy country we're effectively homeless and staying in her Aunty's house .

    I have nothing against Crumlin BTW and were looking to rent again in the area , great for town and everything we needed a stone throw away , M50 handy too .

    O.P. you have some fair and balanced opinions on the area, giving you something to think about. As I said in my earlier post, I know the area very well, having grew up there from the late 60s through to the late 80s and still regularly socialised in the area through to the mid 90s and still visit the area to this day.
    The area has been through a lot of changes and some very dark times. But like a lot of areas there is good and bad people. Unfortunately for Crumlin, some of the bad are really bad, but you also have a lot of the good people who are absolute diamonds.
    My advise to you would be to consider renting first to get a good feel for the area before committing to buying anything.

    Thanks again everyone for your posts, I know the area, and think it is really great in terms of parks, the canal, shops, pubs, closeness to town etc. What I didn't know was how the area is in terms of, to put a title on it, anti social behaviour. Obviously if you paid more money, you might be able to buy in an area of Dublin that could be described as "safer", but I can't afford that, and I'm sure a lot of areas has good and bad, unless you buy in D4, and that ain't gonna happen, bar lotto winnings.

    I like to think I'd get on with anyone, regardless of age, background, sex, colour, etc, etc... so I'll take the positives, and work on them. If 99% are salt of the earth, then I'll take a view that Crumlin is on the up, and the scumbags who ruin it for everyone else will move on or grow out of it.

    looking at it from money (i.e. if you had to sell soon after buying..)

    Avg price of 2-3 bed house is about 200k (the ones with the band around them )(without having to pump money in for refurb). Although this can vary a bit depending on how close crumlin is to other areas.

    Avg rent is 1,200 .. so if you had to move you could clear the mortgage in about 15-20 yrs with renters. This is assuming you had enough money put aside to put deposit on another gaffe. So if you do end up buying just try and have an exit strategy planned.

    Typically there are a lot of local families who look to move back to be close to mums when baby comes along. Also I noticed there are a lot of old folk passing away so the demographic is changing slowly towards renters... this is the time for speculator landlords to move in. So prices have bounced back a fair bit since crash but havnt approached boom levels just yet.

    Might be worth a punt but as a years rent is only about 14k it might be a good investment to live in the area.

    Teenagers/scumbags usually are a phase thing but you might have to grit your teeth for a few years if it happens. But it will pass.

    Would anyone be able to give a personal opinion on the area around the childrens hospital, along the crumlin road?

    Am considering renting along that area and would appreciate some honest opinions.

    The bus frequency into town is pretty good along the Crumlin Rd and I don't think you'd see much anti-social behavior on that stretch of the Crumlin Rd. Its a busy road though...

    very busy

    If it's behind the hospital or on Errigal/Brandon or Cooley/Slievemore/Curlew roads, it'd be much quieter. Even try Kildare road, the top end.

    Rented on the Crumlin road for a few years.
    Never had any issues, close to bus routes etc...can be noisy at times, but such is life, I guess.

    I also grew up in Crumlin as well and agree with most posts on this. I'm 27 and left when I was 24 so I still know the area and all my friends live there still .
    Again the neighbours are everything but if a few street names are mentioned it would help
    There is a lot of fields and these can get pretty wild at Halloween also
    Also there's some good pubs and a good super value
    Also monto cafe and matt the rashers make the place much better :)

    The only problem with living close to the hospital is the lack of parking facilities for people using the hospital.
    Most won't block your drive way, but every other piece of footpath on all the surrounding roads can become quite congested on certain days.

    This is most definitely true and the apathy of the guards and parking enforcement is shameful.

    You really need to ask about roads rather than the area itself. From one road to another and from one end of the road can be night and day in crumlin. Mostly it is a great are and you will never have an issue. There are some parts were you will never have a minutes peace from scumbags and their offspring. Get a couple of wrong family beside you with 3 generations of trouble and it can ruin a house and road. Can happen anywhere but there are certain addresses to avoid.

    St mary's road is a very nice road. I live very close by in Walkinstown and i travel that road every day. Very nice Road!

    Never heard anyone say that park is dangerous before. Its a smallish park surrounded by a quiet safe residential area. You often see people walking their dogs on it.

    My father was from Walkinstown, I lived there and loved it. Such a lovely, safe area and the neighbours were so lovely. I lived in Drimnagh twice too. It's another undervalued area but one street can be good and the next street over can be bad, very like Crumlin. You really need to do your research and live near the Garda station if possible. I lived over the wall from Sundrive Garda station and I never felt so safe, even though it was a busy area.

    I would definitely agree. Generally, any park is dangerous especially after dark. I know 3 people attacked in parks in Crumlin, 2 of them in broad daylight. It's shocking and disgraceful. And it isn't limited to just Crumlin.

    I actually had to look up St. Mary's Road to see that it was actually in Crumlin - it adjoins Bunting Road which is Walkinstown, St. Mary's Crescent, immediately to the east is Walkinstown. Anyway, you've got a good spot there. There's about 10 bus routes within 200 metres. Pearse Park is fine by day. Bunting Park would be fine for walking dogs after dark - there's also a running track there if you're that way inclined. Your closest pubs (apart from the bowls club itself) would probably be in the Village which I'm not very familiar with. My preferred locals, the Halfway House or Eleanora's are about 10-15 mins walk away from there.

    My only issue is that traffic light at the junction going towards the hospital - you get about 2 seconds of green light, get caught napping and you've missed it!

    I really appreciate all the info. We are going to be renting a property on St. Mary's Road and we just wanted to do our homework on the area. We liked the property and the area but wanted to hear from people who actually know the area.

    Having just moved into the area and noticing that there are quite a few pubs reasonably close to each other. I am planning a bit of a Crumlin/Kimmage/Walkinstown pub crawl to find a favourite.

    A taxi man recommended The Eleanora. Has anybody else got recommendations/favourites?

    The Black Forge is good spot. Music on every weekend and even some weekdays, late bar sometimes too.

    Only a few doors up from The Eleanora.

    Maybe I'm showing my age but you couldn't pay me enough to go back into that place. You get to a certain point in life where you don't want to have to scream at someone to be heard in conversation. I'd rather walk up to the Kestrel if I wanted a late drink that bad.

    Give me the Elly or Halfway anyday!

    I'm only 29 and I completely agree!! When I go to the pub its usually to have a good chat with family and friends. Anytime I've been in the black forge it has just been too loud. But if music is your thing then its great. They also do a lot of good deals on drinks in there. The Village Inn in Crumlin Village is similar. Its fine during the week, but Friday and Saturday they have music and it just gets annoying to be honest.

    I'm from Crumlin and now live in Walkinstown. Parents and some friends still in Crumlin so I'm still there a lot. Never had any problems myself, neither have my parents. They live right beside the village btw. Never broken into, never threatened/intimidated...no noteworthy incidents whatsoever. But like what has been said before, it all depends on the road you live on and what your neighbors are like.

    Oh and St. Marys Road is a really handy place to live. Quiet, nice houses and excellent for transport. I get the bus at the hospital every morning into town, choice of around 7 buses :D Plus the 150 would pretty much stop on your doorstep.
