Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Hi All! Glad to find a thread for this. Has anybody made progress during what's happening?

    We have contracts issued for a type 3. We love the layout and are most likely going ahead even with the pandemic. Our main priority now is getting a realistic status on the delivery and getting to see our hold. I heard as recent today that the builders are back on the site and H&M are hoping to get back in on May 18th.

    In terms of a delivery date, we were quoted late July/Early Sept but that was at the beginning of the lockdown but keep in mind we're one of the closest streets to the luas which they seem to be working on first.

    I think we're also going to go ahead with our purchase of a Type 4, we've had the contracts for a while but haven't had anyone chasing us to sign them. At the end of the day we really like the house and intend to live in it for the long term; I'm not sure new builds are going to come down in price a whole lot anyway.

    We were told late summer for ours, obviously with the delay I'd expect it to be sometime in 2021 now.

    Where did you hear that the builders are already back working? Most of the houses at the Luas end of the site look to be built, I'd say it's all interior work that's left to be done and then the roads being laid etc.

    I've been hoping to avoid 2021 delivery, but the odds are against us. Same, I think it'd be a different story if it was a second hand. New build costs remain largely the same I suspect. I hate this waiting game!

    Hi, it' really great to see this thread. we put the initial deposit on the 3 bedroom type 1 house, which we haven't seen yet. H&M agent said we might be able to see the show house in 2-3 weeks time, also the builders are back working today but not on full capacity. we loved the house layout and we have our hearts on it, so hopefully the actual build will be the same. we still have some doubts regarding buying house during this situation as most of you already mentioned prices are expected to go down by 20-30%.

    we are also concerned about the parking space, at the moment we have only one car but we are planning to buy another one in the future and honestly I'm scared from what you guys mentioned about the parking space fights and clamping. Also we have a concern regards the social housing and asked our solicitor but he told us there is no way to know where they will be.

    we have been the told that the house is already built but the still need to build the external area (garden, foot path, parking, etc ), and they said the house might be ready for snagging in a couple of months so maybe August.

    Now my solicitor is asking us to sign the contract and put the full deposit, but we told him that we still haven't neither seen the house nor the show house and he advised to contact the builders but they said it won't be possible to see the show house now due to the current situation.

    we are in a big doubts now tbh and it looks like a hard decision to take (go a head or pull down).

    has anyone got any update? or anyone has any information about the area? is it safe and the neighbors are good?

    Great to see this post.

    We have paid a booking deposit and before COVID-19 where told that house be ready to snag after Easter.

    I have a had many a phone call with H&M and they tell me the same thing every time is that the ESB and water connection will delay us moving into the house. Construction started back on Parklands on May 5th.

    H&M told me they are pushing the developer to provide them with snag dates for the each house and are hopefully of an update this week. H&M also told me they are not chasing anyone for the second deposit at the minute due to the current situation.

    There is about 30-40 house that look ready to be moved into once water/electricity is connected so surely its in the developers interest to generate cash flow

    My solicitor mentioned in the region of 1K for management fees but needs to confirm and what services it covers, usually bins and upkeep of the estate.

    In relation to parking spaces hopefully some common sense can prevail not always easy but.

    I don't know Dublin very well but that area is mostly ok. You do get some some car break in and a lot of bike thefts. It would be great to do a lost wallet experiment. Scatter some wallets in different parts of Dublin with addresses in side and see which neighbours hoods return them.

    I have been told that construction is back today 18th May, I have got the management estimates from my solicitor. in case it's any helpful, the mgt fees are from €512 to €620 for year 1 depends on the house type and will decrease every year, my house is type 1 so I will pay €512 for year 1.

    I have spoken to H&M again today regards the parking spaces, and they told me that it's 1 parking space for each house. I also asked if I can park in the visitors spots permanently will I get clamped, and they said it might happens if the mgt company got a lot of complains from neighbors. generally, you will be able to park in any visitor space till they decide to bring clamping operations.

    they also still have no idea when they will allow showing again, but hopefully will be in the next 2 weeks.

    The houses look built for the most part down as far as Parklands Green, some of the roofing needs finishing but other than that from the outside they're looking complete.

    I'm sure there's a load of wiring and other internal stuff that needs doing but maybe being in before the end of 2020 isn't too unrealistic.

    -H&M aren't back on site yet, and said they won't be in a position to host viewings until June 8th at minimum.
    -When they do hold viewings, it will likely be a closed site for a day or so and you will only view your house type rather than your house.
    -They haven't put pressure on construction workers and won't until next week as this week has restricted levels of staff to set up social distancing compliance.
    -Was a bit shady about what work had been done from early May until now, and that it was generally week on week off due to restrictions.
    -Agreed that the roads aren't started yet and will rely mostly on ESB/Water for final delivery.
    -Hoping to push for original snag dates or at least near to (We were quoted July/August originally in March)

    Also, we have actually peeked into the site since it has opened as we're closeby and can say on confidence that the nearer houses in the first couple rows are well towards completion. The Exterior is completed, doors, bathrooms, even kitchens look fitted and wired.

    I have been the house I put a deposit on and its complete the lastg time I was there they were finishing off the external wall.


    The roads and paths will not take long, So looks like we are the mercy of Irish water and ESB........

    Why are you thinking of buying a house not suited to your future needs re. parking?

    all the new houses are coming with only one parking space as far as I know, and to be honest the house location is ideal for us. I'm not really keen to go for second hand houses as I want to take advantage of the first time buyer scheme.

    Buying in a development that only has one parking space when you have multiple vehicles is absolutely a recipe for disaster. You'll be signing a legal document confirming you only have one space while intending to breach that undertaking immediately. I know so many developments where parking issues are the source of so many problems and disputes.

    The problem is other people in the development with 2 cars are going to be thinking exactly the same thing as you are -ah sure we will just park in the visitors spaces' and then a situation arises where no visitors can park there because all the spaces are full. That then pisses off people with only one car and they complain to the management company who then introduce clamping. And trust me these clampers are very efficient, in my last development they used to show up at 2 in the morning and clamp up to 8-10 cars a go.

    If you have 2 cars you need to think now where are you going to park the second one outside of the development. You might get away with parking in a visitors spot for 6 months or even a year. But at some stage that will be shutdown and you're left with a parking problem for the second car. So you should be looking at the area now and figuring that out- can you park out on the roads or is there double yellow lines? Citywest Shopping Centre is not an option because there is clamping there too.

    Haven't been onto them, sorry. Am expecting to get an update from them this week on what the site status is.

    Separately, speaking as a FTB new to the process, can anybody share the process of asking special requests from the builders/electricians? For instance, I want to see if I can get a power supply ran out to the back garden (additionally to the external power output on the wall) for a shed. Also was looking to see if they could put up a basic structure for a kitchen island in the type 3 house. When I asked H&M they were unresponsive but wondering if it's common to contact the developers directly or ask the site manager when snagging?

    Just spoke to H&M there and they still haven't received any update from the site regarding snag/completion dates but they hope to have them soon.

    He said our road was expected around November (having been told late summer before that) so I've given up any hope of being in this year.

    Thanks for the update Chevra. Out of interest how far in to the development are you? I would imagine ESB/Irish water might take precedence as a delay as I've seen developments release houses with very basic road structure to get people in. I wouldn't necessarily give up hope based on that. I think it's great having this thread as I've found them to be really inconsistent with information so far. I wish we could deal directly with Harcourt.

    We are about to put the deposit over one of the three story buildings. I can confirm each house has one parking spot. There is something i'm not sure about that the houses are timber frame building. Is any one has an idea about this !

    There is nothing wrong with timber framing. If done right it is 100% fine. If done poorly you have a higher risk of rot. I presume these houses are built right. No idea. I took some pics of the insides while they were constructed and I can pass them on if you want to ask a surveyor.

    We have booked a house before the lockdown and unfortunately now my company is in receipt of government’s subsidy, not sure until when.
    I’m hoping the house is complete, once my salary is back to normal, as I’ve seen even though the wages are the same, banks are refusing drawdown. Is anyone on the same situation?

    Also has anyone tried to renegotiate the price down due to the current circumstances with the pandemic and the news about property prices to drop by 10-20%?

    Hi, sorry to hear about the work developments but I hope the easing of restrictions helps to change that.. Not easy on the mind, especially when it should be an exciting time for you. The only update I got (from AIB) is that they have no problem with a short term change in circumstances if they can see it is reasonable to believe it's a short term impact. They did also say that even if your employment is terminated, the bank usually see that as a short term impact so long as your line of work is viewed to be a healthy industry hirecycle.

    We did ask about price and were told a firm no, at least for Phase 1 the prices would not be reviewed. Tbh, there's enough conflict in reports in the housing market that we'll only see 2n d hand homes impacted immediately imo. That doesn't mean new builds won't come down in price long term, but if you were Harcourt sitting on a new build Development that still has continued demand (from my last check they only had 3 or so houses up for cancellation) and rising construction costs, why would you bring down the price? Again, just my opinion but I can understand the 'no'. Hope this helps

    Yeah we checked how many houses were still available and it's a small enough number that they're under no pressure to lower their prices.

    We paid the booking deposit for a house right at the time of lockdown and haven’t heard anything yet, neither our solicitor. I thought they would be slow because of lockdown but now I’m concerned they have sold the house to someone else.

    Is any one else in the same situation?

    Hi. They are very slow for some strange reason which I couldn't get it either. In our case, we continuously chased them ourselves directly contacting H&M and got the contracts to our Solicitor. Actually, it so happened that we booked in the pre-Covid months and they were very quick to send the contract. But we took sometime as were weren't sure which of the two houses we had in mind we should go with. We later changed our mind to go with other house and we informed them. Our Solicitor sent the contracts back and requested H&M to send new contract of the other house we were interested. They acknowledged. By that time Covid had struck. That is when the delays started. It took sometime for them to send the contract and finally we signed last week. I guess they will send the contract eventually. But you got to remind them and get in touch with them.

    Thats right. We too had the same experience. We asked them for some information on three occasions. But we received a response only for one! Very selective and slow.

    On Monday I paid the deposit for one of the type 4 houses. After speaking with my solicitor, he told me that by law in new developments a number of house is allocated to "social house". Does anyone know how many houses are going to be used for social houses and where are they going to be? Looking at the map (brochure) I have doubts about what will be the area painted in purple near the creche, on the right near the Luas station (it appears outside Parklands and I can't see any information about what it can be, just numbers) do you think they are more apartments? I have asked H&M but it does not respond to that.
    thank you in advance!!! Is going to be my first house and I´m very nervous!!

    The law on social housing says the developer must offer 10% of a development to it. It can be higher than that if the council or housing agencies like Cluid decide to buy up stock. Generally though I think it is apartments that they are more interested in rather than houses.

    At present the law says 10%, although the new Housing Minister wants to increase to 20% (during FF tenure in the past it was 20%). I heard usually they are apartments. H&M told me the pink ones in the beginning are the apartments.

    But honestly, there is a this huge misconception about social housing in Ireland. I work as a professor at a large university in Dublin. I am non-Irish and non-white. One of my closest colleague friend in our department grew up most of his life in social housing in Tallaght. We have a lot of Irish common friends (inside & outside University) who come from a well-to-do families. Ofcourse, I am not saying everything w.r.t social housing is great but somehow this fear about folks in social housing is, in my opinion, exaggerated.

    Yes there is huge social mobility from poor neighbourhoods but there is a difference between social and non social. If you go to private housing or former social housing there is a huge difference in how the properties are looked after. In social housing estates there is such decay and they rarely bother with gardening. Same with crime. Most people in prisons are from lower socioeconomic groups.
