Advice on an incident of apartment anti-social behaviour

    I’m a volunteer director of a management company in a small apartment complex of 16 units. Last night, a young gang of scrotes arrived in 2 cars and intimidated the residents of one apartment. The front door window of the property was broken. It’s rented out to long term tenants who have generally been trouble free. The word is their son has been unwise in his choice of friends, and perhaps this could be behind it but that’s all hearsay.

    I’ve been contacted about it and am unsure what to do. I’ve not spoken to them or their landlord yet. The house rules of the development are very well adhered to in general, and it’s a trouble free complex before now. I did hear the guards were called but can’t confirm it.

    Is any of this a management company issue? Or just a landlord/ tenant issue? What if this was to continue? It’s new territory. Thanks for your thoughts.

    The tenant needs to ring the guards.
    Nothing you can do from a management point of view unless the members want to beef up security.

    The tenant's landlord is obliged to be provide an adequately-secure property for them, surely. If the tenants are being targeted by scrotes, then the apartment owner may need the management company to assist in reviewing security in the complex, to stop this sort of thing happen.

    Now, if the tenants were doing something anti-social, it would be a different story. But from your description it sounds like they are the victims not the source of the problem.

    Indeed it does sound like they are victims, but it’s unlikely you get intimidated in a trouble free location without having put yourself in the position.

    Where is this obligation you post of? Never heard before that a LL is required to provide security beyond locks on doors.

    O/p as a director of the management co, you should have the secretary of the board write to the landlord stating what happened and say that it is upsetting the other tenants and ask him for an explanation.

    The landlord lives 100km away and never ever bothered to attend AGM.

    So? You have his address and you have the right to complain to the RTB if he allows anti-social behaviour. You need to document this incident so that if there is a recurrence you can force him to deal with the tenants.
