Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Short term letting best way to go?

    Relative has a property but only uses it twice a year for the future
    What would be the options for letting it out

    Would need to ensure any short term letting is short enough to avoid any tenant from acquiring part four tenancy rights.

    How best to let it might depend on the type of property and location.

    They can't acquire tenancy rights if they're not tenants.

    Air B&B is they obvious route, OP.

    Airbnb or similar might be an option for short term letting but I think the new legislation limits it to no more than 90 days in a year and maximum of 14 days for any one letting. Anything more than 90 days per year .would require planning permission

    When do they use it? How much of their stuff is in it? Consider 3rd level students who are 2nd years, and up. No 1st years.

    Regardless of the length of their course once they are in the property >6 months they now have 6 years Part 4 rights. The only option is the AirBnB it for less than 90 days a year.

    If it's not their PPR, surely they can not do short term letting at all. The 90 day limit is only if it is their PPR. They would need to do long term - 14 days or over, but less than six months.
