Dublin: Best neighborhood for a returning emigrant.

Hi Folks,

Looking for some advice on behalf of an old friend. He’s returning to Ireland after an absence of 15 years and will be starting a new job in Dublin later this year.

Primary reason for his return is the breakdown of a long term relationship abroad and he’s looking to re-start his life in Ireland. Key data points are as follows:

- 40 year old single guy.
- Budget is 500K - 550K.
- Looking for a 3 bedroom house with garden
- New job is located in the south inner city; the south side of Dublin is his preference.
- Somewhere reasonably lively, with access to sports club and the opportunity to meet new friends / women.
- Preferably decent public transport to Dublin city center.

He’s asked me to recommend a few areas that broadly match these criteria. Honestly, I’m at a loss and don’t want to send him on a wild goose chase. Would really appreciate some suggestions from people in the know here. Thanks.

Follow crazyhouseprices on Instagram. He puts up some stinkers but had a few fantastic houses up this week.

He wont go too far wrong settling on somewhere along the Green Luas line. Dundrum, Ballinteer, Kilmacud are all within walking distance of the Luas as well as having good bus services, access to M50 and Airport service, Shopping facilities, hospitals, restaurants, coffee shops a plenty. There is no shortage of sports clubs either be it teams sports like G.A.A. (all with good social clubs) Rugby Soccer, Golf, Badminton, Hill walking ( in the foot of the Dublin mountains).
He has a big budget so should be able to get a nice property for that

Wouldn’t go wrong looking at Malahide, lots to do with Golf, Rugby, Cricket, GAA and two yacht clubs. There’s a great pub scene with Gibneys and others. Good singles scene also.

Close to the Airport and on the dart. Sea walks and Malahide castle. Lots of restaurants and if he fancies a bit of of a change Swords is a great spot for nightlife and Howth is on the doorstep.

I had a similar situation with a UK colleague a few years back, he was renting in Citywest and struggling with the social life, I told him about Malahide, he moved, got into the pub scene and joined the rugby club & met his wife in said pub above. The rest is history.

€550k should get him something decent & close to the village.

Malahide for south inner city working? Nope.

Really depends on what South inner city is - if charlemont (Amazon), then Dundrum / Ballinteer.

If the grand canal docks (Google etc), then Stillorgan / Blackrock.

Both areas are close enough to city for taxis on nights out. Plenty of sports and other clubs about and decent public transport

Thanks for the constructive replies.

Hadn't considered Malahide at all. That's a great suggestion, given that it's on the Dart line. I'll certainly tell him to include Malahide and Portmarnock in his search filters.

Is the Dart line south of the city beyond his price bracket? He enjoys swimming in the sea and I imagine would greatly appreciate having the 40-foot within striking distance.

Is the south east quadrant of the city, say Blackrock to Shankill out of reach financially? If not, is there a specific area in that part of the city that you would particularly recommend?

The Dart service is nothing like the Luas service. South city to Dundrum 15/20 mins.

500k is not a big budget for dublin

I just sold my house for
1.5 million and am looking around to buy another for little bit more

They also have gang problem were bunch youths attack people

Malahide is very limited compared to Ranelagh, Milltown, Dundrum. All of these are very easy to access and then on to the south city. All the pubs, clubs etc of Stephens Green, Baggot st etc are convenient

550 would get something on dart line , theres a few in blackrock booterstown but dont think it stretch to 3 beds for dalkey or sandycove. Depends where they are moving to , the burbs may not suit them.
I was thinking Dublin 8 straight away, Kilmainham inchicore but they arent going go be 3 bed semi d in an estate. Theres a lovely house in granite terrace when i looked . Rascals brewery is nearby, you've some nice cafes and a bit of a community feel in goldenbridge , CIE works etc.
Harolds cross rathmines have 3 beds in that range ,can walk to town, nice shops and restaurants there and not so settled that you feel like an outsider.

You could also get a very decent house in somewhere like Phibsborough or Drumcondra for 550k, it's northside and it's pretty much inner city but would have no problem commuting and there's lots going on.

Drumcondra would be fine but be careful if you bump in to a lad with a red face and wearing

If commuting to the southside on the Dart, and you're looking at Malahide, id really only consider properties very close to Malahide Dart Station. (The Marina or the Casino for example).

Otherwise, youre looking at a 45 min commute realistically.

Shankill, close to dart, bus to town on m50 near the luas. Village feel about it but about to get lot more house build so will change. Affordable ish could rent a room. Near Bray which has a good socal seen. If he want to meet people join clubs, hiking, surfing sailing lots of our door stuff.

Could he consider a two bedroom house? Maybe a good location for socialising would be more beneficial than the space in the house? Maybe Monkstown or Glasthule - dart, swimming, pubs and restaurants etc.

South inner-city could be anywhere from Silicon docks to the Guinness Brewery and out as far as the Grand Canal on one side and the Liffey on the other. The Dart is fine if the workplace is a 5 minute walk, quite another if it is a 30 minute walk.

Sorry to bump an old thread, but would appreciate some input from regular contributors.

The friend I mentioned earlier has been looking at a house that he really likes in Greystones. Apparently, it’s a 10 minute walk to the town center and the beach. It’s within budget and meets all of his other criteria.

However, my reservations which I’ve openly expressed to him are that I think Greystones is a fantastic town for a young family, but isn’t necessarily a good place for a single guy looking to get out there and mingle.

Having said that, I don’t know Greystones very well. I know it has the DART, which would serve him well for commuting to town. I’ve been for food and drink there a couple of times and it seems fine. Other than that, I really have no idea.

What are your thoughts? Is Greystones a good place to set up home for somebody like my buddy? Thanks a million.
