Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Changing Plans after Planning Permission Granted (Renovation)

    Hi,

    We got planning permission granted for a storey and a half extension to the rear of an existing bungalow.

    After getting some quotations back we need to reduce the size of it.

    We can fit what we need into the footprint of the granted permission (losing 2 rooms and bedrooms are a bit smaller) but it should come in within our budget.

    So now instead of been a storey and a half the extension will be single storey. I think we will have to move a few windows to suit the new layout - but they are to the rear (not facing the road).

    Do we have to go back and reapply for planning permission or is there a mechanism for submitting the changes to the council. The total floor area is been reduced and the ridge level lowered.

    Yes, you need to submit a new planning application, but the way you would word the application is 'application for amendments to previously approved plan'.

    If you have planning permission for something bigger and want to make it smaller, the planning process to amend the original permission should be more a formality than anything to be overly worried about.

    Sorry for dragging an old thread back up to the surface, but we may find ourselves in a similar situation soon and I have a related question.

    We have also been granted planning for an extension to an existing house a while ago and are thinking about changing some of the plans due to a recent change in circumstances. Work has not started yet nor do we plan to start anytime soon. The question:
    If we reapply for a new PP with changed elevations and a different footprint and the new application happens to be refused, were do we stand in regards to the previous application? Would this one still be valid or would we have to start from square one then? And if a new PP would be granted, would they then both be valid or can there only be one active permission per dwelling?

    If the new one is refused then the old one is still valid, once still in date.

    You can have two or more permissions on going for the same site. It's up to you which one you "take up". You will refer to the permission in the commencement notice, so that's the one which conditions you have to abide by

    Unless of course you have been specifically asked or said during the application that you are not taking up the previous one(s)

    Great, thanks a lot. We were worried that in the unlikely case somebody objects we would be stuck with no extension at all. We might have another shot so with a safe fallback just in case.
