Extension & party wall.

    My mams next door neighbour (new) is building an extension.

    Back of the house - flat roof, so no planning needed.

    They have stated that they will come out to the party wall, which is fine.

    possible stupid question
    Are they allowed to put any part of that extension onto my mams property, or more exactly, half way over the party wall (4" block).

    Any foundations, gutters, etc on her property.
    Can they remove the party wall, even as part of construction ?
    Who do I contact if the builder decides different. (Dublin 7)
    What specific regulations govern this

    It should be completely on their side.
    But to avoid future hassle why don’t both sides come to an agreement and build the new wall centered on the party line.

    This new wall will be the new party wall in the same way the existing party wall runs through your house.

    You can build on it later. Saves you some money.
    There’s no left over “no mans land” between the boundaries that are now inaccessible.

    As recommended above suggest a new wall, suitable for building against by you, with a parapet wall with the coping sloping into them

    “I can’t pay my staff or mortgage with instagram likes”.
