Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

For info, Gembira Ltd is developing the estate... all planning applications for the Hollywoodrath estate are in the name of Gembira. It's largely irrelevant if Regency Estates Ltd is in liquidation. Property developers regularly setup various companies to deal with various aspects of a development (or in Regency's case they have more than one development on the go)... just because the name references the trading name of the developer doesn't necessarily mean that the developer has gone bust.

And just to be clear, Gembira Ltd is still active and is not in liquidation -

    hello,

anyone have a good feedback on a commutable secondary school from Hollywoodrath estate?
In case we don't get in Lei Cheille, what is the very next option?
    I see mixed feedbacks
and also with this lottery system, hard to predict but checking what's the next best possibility?
can we also try Castleknock secondary school?

I'm not in tyrellstown I'm in mulhuddart. We applied to three secondary schools, le Cheile, Edmund rice and Eriu community school. At first we didn't get an offer from any but then subsequently got offers from le Cheile and Eriu (we were 14 on the wait list for le Cheile and 3 for Eriu). Eriu is in Barnwell in Ongar, a relatively new school. We decided to go with them.

You can apply for any school but the admission criteria for each is different so make sure you check those out.

    Hey Guys,

I'm looking for a company to install a system to fix the limescale problem that we have in Dublin. Could you recommend a company to do this job?

    Thanks
We live about 11k from Hollystown and have the same limescale issue. I bought a unit from this company: https://www.thewatertreatmentcentre.ie/
They're based in West Meath I think. We only had one issue with it over 8-9 years and it was fixed by them in a day.

I see Bay Meadows right beside Hollywoodrath has been mostly bought out by an investment fund as rental properties https://www.irishtimes.com/news/politics/investment-firms-buy-estate-of-112-new-houses-in-dublin-to-rent-out-1.4554949

Is that on the green or drive? The EA told us they're aiming for completion mid to end of June so I'm assuming we'll be called for snagging around the same time

On the green - I bought one of the 4 beds behind the boarded up area so it could be just that row in May? I am not sure if its all houses on the green

  • Registered Users Posts: 281 ✭✭memomtoo

    that's sounds so fast-wow
    delighted to know this.

last month when we drove across-saw the last property before the blocking fence that is undergoing constructions was somewhere at 56 Drive.

How is everyone's dealings with there EA in HWR ? As there is two of them ?
    Positive or negitive experience?

  • Registered Users Posts: 33 Follower123

Enda from McPeaker is pretty useless he doesn’t know anything. Who told you the lawns would be ready for snagging mid August? Latest we were told was November

  • Registered Users Posts: 281 ✭✭memomtoo

    We are with Knight Franks.

The EA so far is brilliant to deal with as she updates every specifics and sets the expectation well as sometimes I know its hard to predict with the current situations. But any question I have asked, she is always there to respond which is fantastic.

This lady I know been working with Knight Franks from minimum 2016, because I met her at first showhouse times:)

Some parts of the drive are much further along than others such as the red brick ones along the main road

Yes it's going to be open plan space as per the town planners. You can see this on thoer site plan and HWR plan just join them up. It will be an open area green space

Has anyone been in contact directly with the builder? I'm hearing from a lot of people around me that we should just ask the builder directly about the house, or go into see the actual house as opposed to the show house.

In what sense ? The EA handles all questions and queries on thier behalf!.

Our current neighbour was telling us she got to go to her actual house, not the show house, because she was talking to the builder. And I have friends and family, who I'm asking about things to do with the house, such as back garden taps etc. saying I should just ask the builder.
I understand that the EA is the middle man, but we've been asking them for house dimensions et cetera for months, and all they've offered us was an opportunity to go to the show house. That's not exactly the same thing as the house we've bought.

How did she contact the builder? Did she just go up to the site or did she have to do it through EA?

Hi All, I bought one of the detached on the green, we were told 7th June for snagging and out of nowhere, it has been pushed to July. Does anyone else have this problem. I was on site on Wednesday looking through the fences and everything looks like it is flying along.

  • Registered Users, Registered Users 2 Posts: 3,086 ✭✭✭Nijmegen

It's usually the internal fixtures and fittings that are the source of the delay - actually putting up the structure is quite straightforward and quick to do. But if the plumbers are going around three different sites, you don't necessarily get to see that work being delayed. The stop-start has created a lot of backlogs in construction, sadly, although I have to say delays in completion go all the way back to the start when it was a different builder in Hollywoodrath even! I think it's just a feature of new build homes, sadly.

The new houses with heat pumps have only electricity. The older houses, most of what you might find second hand, have gas central heating.

My understanding is that for the recent houses there is no gas connection, we specifically asked EA for that and they confirmed.

Popped up yesterday and saw that the boarding blocking off the road on the Green has been changed to a fence. Finally got to see the house from ground level! Things must be progressing well!

Are you getting this info from the EA? We're supposed to be in by the end of June but the only info we get when we contact them is that regency will be on to us soon with a snag date 🙄
