Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Replace Extension Roof

    Hi all,

    Friends look at a house but surveyor has said the extension was built badly and prone to leaks.

    It's a flat roof extension built in the 80s. Not sure of the size but small enough. Any ballpark figure on replacing the entire roof? Is it something that's just likely to keep causing issues.

    A lot depends on the access to the roof. The materials will not cost a lot but it can be very expensive if they have to be brought through the house and if there is nowhere to put scaffolding etc. If there was rear access from a lane and ground around all sides of the extension there would be far less handling involved. You will need to bring a few builders to the site and get estimates.

    Some companies can do a Fiberglass finish for 40e Sq M.
    But you also need the old roof removed of, disposed of and the appropriate build up ready for the new roof.

    Thanks. It would probably be the first thing they'll need done so I guess it would be easier for them not to move in if they go for it.

    Wonder if it's worth them trying to reduce the offer?

    This has lots of potential knock-on effects. The walls will have to be repaired & repainted. If there's a kitchen with wall presses, they'll need to come down. And you may not want to put them back up, you'll decide on a new kitchen instead. Which might lead you to replacing the floor.

    So they'd be better off pricing it up as a renovation + roof replacement. 1.5k per sq metre for the renovation, 10 grand for the roof (assuming it's coming off, joists and all)

    How do calculate it's going to cost 10 grand to replace a small flat roof extension?

    The same way builders do, plucking it from the air!

    In all seriousness, I've just gotten a small fibreglass roof built, so taking that cost and inserting some figures for removal of the old roof plus contingency, and rounding up to 10k.

    All going well, it would come in less, but especially given that the OP's friend is looking at a leaky old extension built by someone else in the 80s, you have no idea what'll turn up when you start pulling it apart. I'd rather budget 10k and do it for 6 than budget for 3 and end up paying 10.

    Gotcha. They're happy enough upgrading the house (think gutters and drains is their main issue) but that can be worked on over a few months. Nothing overly major came from their survey report for that.

    They're more concerned about the roof caving in if there's a heavy rainfall or snow like last year.
