Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Hi all,

    Myself and the wife have been in touch with the EA regarding the Alder tree 3 bed semi in Millerstown. Does anyone here live in one of these? Are they as nice as they look in the photo’s?

    Also to anyone that lives there, flooding? I’ve seen a few pics but how bad is it and insurance wise was it ok?

    I’m in a birch myself, but the alders are lovely! Downstairs area has a sitting room and a kitchen with room for a small second seating area. It’s lovely! The sitting room and master won me over for the birch however.

    No problem getting insurance with flood cover. I had mine the day I applied

    You can get houses with wood burning stoves that come with an a3 rating. You are correct about the fireplaces and BER however, it proper drags down the rating as it's not energy efficient. Did millerstown come with gas or the heat pumps?.

    We have gas heating, no heat pumps here. Have solar panels which run the water and electricity. There is no battery storage, so you use what you use really.

    Our gas and electricity bill are crazy low though.
    Because the house is A rated, heat comes on for an hour only during the summer, off when it’s really warm. And winter we have it on roughly 4 hours a day. House stays so warm, only downside is trying to keep it cool when it’s really warm! :D

    EA says they are open for viewings so trying to get in this weekend. She says the Alders are in the new phase due to finish in Sep.. is there building going on now?

    Oh yes! It’s zooming up! There are some alders pretty much built outside, panels on and everything, other alders are at 1st floor level now, they build them fast, inside takes longer

    I don’t think they are, from what I can see they’re being build from the ground up with bricks.
    I’m not too sure what you mean by timber frame though, maybe the EA may know more?

    We are buying an Alder (3 bed semi) should be built by Sep she sad..

    She also said the next phase are all different types of houses.. so no more Alder types.

    Yea We’re in a birch type house, the new styles are very like the Cairn homes 3 beds, long and arrow,
    The alders and the birch have great characters! We went for the birch because of the sitting room and master, but loved the kitchen/living area of the alder.

    We looked in Ledwill Park but as soon as we seen the kitchen in the Alder in Millerstown we gave each other the look!!! It’s sooo nice!

    It’s the window in the kitchen! It’s fab! We were 50/50 on them but we got the option for a prime location birch so we grabbed it!

    Wondering if anyone can help us. We've bought an alder in millerstown but can't get out hands on any measurements. Is anyone in an alder or have measurements/dimensions for the floor plans? We need to start looking at furniture!

    We bought an Alder in Rye Grove Millerstown. Was supposed to be finished in Sep... now they are saying Q1 2021!! So disappointed, when is yours ready?

    So when u drive into Millerstown and turn left, (show house of the Alder is in your left) if you go straight all the way it brings u out between number 4 and 14 Rye Grove....

    Yeah it’s defo sold out because when I put down my deposit there was only 2 houses left..

    There are more phases coming though...

    They’re building away at the moment with the new style 3 and 4 beds, I know this because I used to have a lovely view of the church and now it’s being blocked by new houses :pac:

    The developer’s solicitor mentioned in an email that the property would be ready to snag in Q1 2021.. we rang the estate agent because we were told September..

    The estate agent said she was 99 percent sure that was a mistake so she rang the developer, she came back and said no it’s Q1 2021. We were quite disappointed and asked why we weren’t told or why it’s being pushed back by so long.

    They just said they are sticking with Q1 2021!

    You should contact the estate agent and ask about it.... please let me know how u get on, I’m still convinced it’s a mistake!!

    We took a drive out yesterday and really like the look of Millerstown (it’s obviously not in our ideal location but is still close!) just wondering what Kilcock is like? Is there much to do and socialise? We’re a couple in our mid to late 20s.

    Also any idea on prices of 3 and 4 bed semis? Prices on daft seem all over the place. Will be contacting EA tomorrow for a viewing hopefully.

    Hey, we bought an Alder type 3 bed semi in the last couple of weeks.. they are priced at 335,000 but there were 2 of them priced at 330,000 because of the orientation.

    We are from Celbridge and Maynooth so we can drive/get Taxi’s for nights out with friends/family and also people won’t mind coming out to Kilcock because it’s not too far away.

    There’s at least 3 pubs although I’ve only ever been to one of them but that was a long time ago! There’s a very nice cafe for breakfast, Chinese restaurant (never been to it) there’s a decent looking gym.

    We drove out to Millerstown a while back and walked down the town, got a coffee and spent a good while walking around to have a look and try get a feel for the place.

    It’s not a tiny place and has nearly everything you would need plus it’s a 5 minute drive from Millerstown to Maynooth.

    We may do the same and have a walk around. I’m from Leixlip so it’s not too far really was just a bit cautious as we don’t really know Kilcock at all.

    Just been up to Millerstown, my row is the last row going up and my house is the last going up on that row!!

    Once your house is not on that row you may be Allright for Sep. The other side of Rye Grove looks completely finished..

    So the estate agent didn't get back to us in the end. My partner went to the site and talked to the foreman. He said some of them will be done by this side of Christmas but not official date or month as to when, just because he said so much could happen with the current climate. Sorry it's not much of an answer as we'd all like but that's all we could get! Hopefully they fly up soon enough

    That’s not too bad, next door to us now has the timber roof on and ours is built halfway up!

    Defo progress being made but they are sticking to Q1 2021 so anytime between Jan and March..

    We were told Sep and our Mortgage application runs out in Jan!

    I’m still waiting on mine to be built from the last phase! January hopefully.

    Did you get a completion date? What type did you go for?

    The estate is absolutely lovely, u should park down the town and walk up the canal to the estate, it’s really nice.

    I think they have just launched the next phase, check with Coonan’s in Maynooth they are very good.

    I bought the Alder type 3 bed semi for 330k

    Flooring not included but they give you a 2k voucher for your appliances..

    We just a bought a 4 bed semi in Millerstown in the new phase that was released last month. We were told completion by November/December but I still think new year. Has anyone got wooden flooring and carpets done? I'm looking at a few different places but would love some advice re quality/price/time?
