Architect and planning costs

    Hi, We are hoping to add an upstairs extension to our house, nothing major just increasing the size of 2 rooms. So we found a company that provides a 'one stop shop service (i.e design, planning and build), they surveyed the house (measurements etc) and provided us with a detailed design and the corresponding costs. We obviously needed to compare costs, so we got a second builder to price the design, he has come in much cheaper. My question is, if we have to go to another architect to provide a design and submit planning for us, how much would this cost?

    Karen,

    To be honest it could be anywhere from €1,000 to €7,000, for Finalised designs & lodging a Planning application.
    Or it could even be charged on a percentage basis.

    Depends on your location, size of the Construction you require, etc.

    I think these 'one stop shops' can be a little risky in that the builders architect, engineer or whatever profession they have will inevitably side with the builder? Always better to have somebody independent/paid directly by you.
