Buying Entitlements

    Hi Lads

    Is it worth buying entitlements for land that currently has not entitlements on it. If you were buying them what value would you buy and what would the multiple that you would pay.

    Am i correct in assuming that there will be 3 more payments 2011, 2012 and 2013 any I buy.

    There is only 2 years left (2011 & 2012). At the price entitlements are making at present in my opinion they are over valued. Some are making twice face value which means that you would need the 2 years to get your money back (excluding any commission in buying and modulation).
    Hope this is of some help.

    You might also need to check it out with your accountant regarding: can you write off the purchase cost of them off in one year as a once off expense item or are the treated as capital, and therefore capital allowance's calculated on them over a number of years: i'm unsure myself.....
