Building extension to new build?

Just a quick question if we can sell we might be buying a new build in a newly built estate. As far as I know you aren't allowed to change the frontage for a few years (correct me if wrong).
However if we wanted to build an extra room onto the back how much of a chance is there of getting permission. I know with older houses you can as we just did that but not sure what the rules are for new builds esp. in more built up areas. It would be a detatched house but being in an estate it is close to other houses.

If you intend to build the extension at the same time as the house is being built then you will need PP for that.

However if the house is fully constructed you may build to the rear without PP but subject to certain conditions. Details here

There is no rule to same you can't change the front for a few years, nor is there a time restriction on new verses old houses.
However, I would be a little worried about where you picked those ideas up, and it may be the case that the estate has planning restrictions on it. Search for the original PP on the LA website to double check
