Stages To Building

    I have my site and I've just put in for planning and hope to start building this Winter if I get the go ahead.

    I'm just wondering what are the stages to building? I have a relation who is a builder who is going to oversee the build and do some of the work (like the roof) but I'm just wondering what exactly are the different stages and how long am I looking at for each.

    I always said I'd be happy if I had the house done by Winter 2011, which would be two years but I wouldn't mind having it done sooner.

    House is 3100 sq foot and I'm looking to build it for about 200k (initial plan is to only complete the rooms we need, other rooms like the conservatory that aren't essential can wait to be fully completed). House is Hallmark stone and I want geothermal heating. That's about all that's finalised at the minute before I get the planning!

    I know the foundations will only take about 2 days. Is getting a brickie in the next thing after that? And I've been told after the brickie its the roof. But where to from there? I'd be just interested in knowing what the different stages of build are and when exactly I'll need the different trades ie. when plumber, electrician etc. are needed.

    Given that u propose to spend 200k and a lot of it u are supervising urself, get a copy of the current homebond manual [ 50 euro] as it is laid out pretty much in the order the stuff gets done.

    you also need to consider lead times for materials: they are not always ex-stock from nearest supplier
