BER report for my house says I have no chimney when I definitely do have one

    Moved into a new house 6 months ago. BER was done back in 2018. Only getting around to reading it now and noticed it says there is no chimneys in the house. It's not something you would easily miss either, every house on the road has one and it isn't sealed up either. Only thing I can think if the previous owner told the BER assessor that it is sealed up.

    Another thing is the vents in all the rooms have been filled up with polyfill or old newspaper(found one dated 1984!). The BER assessment doesn't mention this either and I'd be certain they were like that when the assessment was done.

    Planning on doing a deep retrofit in the new year as it's F rated but posting this more out of curiosity how an assessor could miss these things!?

    If the opening is not permanently sealed at the fireplace level then it should have been included as a chimney.

    If the vents in the walls are closeable then they are not counted in the assessment. Doesn't matter whether they are filled or not.

    Lots of different criteria for including various things in the software that the advisory report doesn't explain.
