    We hired XXX in 2024 for a home extension in Lucan and the project turned into a nightmare. Work was very slow, poor quality, shortcuts were taken and lied about, and extra money was demanded for things that should have been included. When we held back a final payment due to defects, we were pressured, with subcontractors calling to our house as XXX had told them we would pay them directly, and had our electricity left off for weeks and informed payment had to be made before the electrician would connect us.

    We hired an independent engineer due to major concerns regarding external cracking, distortion of upstairs internal door frames and windows, and slope on the upstairs floor. This new engineer confirmed that the steel beam that XXX’s engineer specified was under-sized, already sagging 20mm, and to remedy, the beam would have to be hydraulically jacked up and a central column installed. Additionally, modifications to the first-floor joists during the extension works have compromised their structural integrity hence requiring reinforcement of upstairs joists and replacement of floor coverings and other joinery works. There are other serious issues, crumbling external rendering, faulty flashing, defective skylights and many more minor ones. All of which have to be repaired at our expense. In our experience, XXX was manipulative, dishonest, and grossly incompetent. We would strongly advise against hiring XXX.

    Main lesson from this is engage an independent engineer/architect.
