What's the best way to get a new rental?

    Hi,

    Hope you guys can help. My landlord of ten years is selling the property so I have to move in approximately 9 months.

    I am slightly panicked about it all because I've sent about 40 emails or so in the last couple of weeks and only got 2 viewings.

    I don't want to panic too much and take the wrong place but I'm really stressed about it.

    I'm a single professional female working full time with an income of €80k so I've nothing going against me as far as I can see.

    The thing is I think the agents and landlords are getting so many emails they just can't see everybody.

    Any tips on how to be first in to email?

    Even if you were to take the 'wrong' place as you put it, it'd give you breathing space while you looked for the 'right' place.

    Don't have enough equity at the moment to buy anything and too old for a new mortgage.

    Don't bother emailing. Call the agent.

    Though with 9 months to go I would say it's a bit premature. Most agents want to get someone in within a month so I'd say get your packing done so your pretty much good to go and then select the properties you like and call the agents, set up viewing times, and have the deposit ready so you can transfer it there and then.

    FWIW I'd wait until Summer, when college is finished and lots of rentals come online. I've always began a lease in Summer and have been very lucky getting good apartments in good areas.

    I assume OP would just leave now if she got the right place. She might pay a penalty leaving quickly, but the LL selling up, would understand her reasons for moving early.

    In pretty much the same situation as the OP myself except my lease is up in August.

    In my case I'll be trying to buy but it'll have to be a new property to take advantage of the Revenue 30k tax refund (unfortunately not available for second hand homes, even if I wanted to buy this one I'm in).

    I unfortunately don't have access to the bank of mam and dad, a second income, nor do I have savings to draw on (hard with renting, commuting, bills and a child to support) but plan B will likewise be to look closer to the time either way and see where I stand at that point.

    Could you offer to pay the first 3 months rent upfront?

    Mention you don't smoke, don't have kids, not pets.

    Are you including why you are looking to move?

    If you mentioned what's in your current email, it would be easier to offer advice.

    Put yourself in the shoes of a landlord, if you were renting a property, what would you like and not like to see from a potential tennant.

    I dont think 2 viewings from 40 emails is a bad strike rate in the current market. So the content of your emails does not sound like the problem.

    Maybe broaden your search area. More emails means more chances of more viewings.

    Try to speak to local agents. If they know you, and have your references and details of your employment etc it might help.

    Good luck - its not easy !!

    Got a place in the end guys, it's gorgeous but €600 a month more than I'm paying currently!
