Project manager vs builder

    I am currently awaiting planning approval on a 2 story extension and I am ready to go out to tender once approved. I am in construction myself but I am based abroad so I cant manage the build. I am undecided whether to hire a builder and let him take care of everything or hire the trades myself and hire a PM to oversee it. Has anyone had experience doing it this way?

    What margin do you think the builder will apply.
    What will a PM cost.
    Are there any other pros or cons of either.

    Simple cost vs benefit analysis from there.

    A builder will get it done within your timeline more likely- Hard to get a hold of any tradesman these days, so your project manager(unless he's very experienced and knows his tradesmen well) could be waiting on people and might delay things.
