Planning Contribution SDCC

    Hi we are looking to build on an extension in the back garden of about 35sqm.

    As the house has previously been extended by 40sqm we were told we will have to pay a planning contribution of approx €125 per sqm to South Dublin County Council.

    From what I can see this contribution runs from 2021 - 2025. Is there any chance it will not apply in 2026 if we go for planning then?

    Saving €5,000 would be handy.

    I don't think anyone here could answer that question. Your best option might be to ask a local elected member of the Council.

    Below are the historic prices, I'd be more concerned about it increasing personally.

    2021-2025 €126.46

    2016-2020 €96.39

    2013-2015 €88.27

    Pre 2013 €85.06

    You will not be exempt from paying contributions no matter when you apply for planning permission.

    The 2021 - 2025 just means current contributions were adopted in 2021 and set until 2025, when they will be reviewed. After 2025 they may go down (unlikely) or up (most likely).

    Or maybe the rate that Donegal CoCo have … zero for extensions.

    Same as Cork at €0 charge for extensions in regards planning contributions.

    All the Dublin local authorities condition/charge contributions for extensions over 40 m.sq.

    Basically you get the first 40 m.sq. 'free', and then contribution is charged per m.sq. after that. You only get one 40 m.sq. exemption, so in the case of the OP, the house has already has it's 'free' extension.

    The planning contribution only get levied when you submit your commencement notice. Planning permission is good for 5 years. There was a waiver for planning contributions and irish water connection charges that saved me 15K but I have to finish my build before Dec 25. The incoming Government might reintroduce so keep an ear out in the next budget but I have my doubts that they will or only allow developers to apply next time!

    I applied twice for planning, was granted both times, only got invoice on commencement - filled out one page form, didn't have to pay anything. Irish Water - had to pay in full, get form filled out after and notarised (!) , still waiting on refund 4 months later!

    Not sure, but, that waiver may be for new build houses?
