Certs needed to sell house

    We are considering selling our house and would like to have as much ready now as possible. We bought our house without a mortgage but we needed to gut the house, insulate the attic and replum it. The house was built with a room upstairs which was not in the planning. We applied for retention for this after buying the house and that was granted by the council.

    To sell, I believe we need a cert of compliance with planning. I believe this is just a matter of getting the same engineer out again to ensure we are compliant with planning? I believe this should be straight forward considering we got retention a few years ago. How long is this cert valid?

    Is there any other cert we need? House was built around 2006.

    I registered the septic tank with the council a few years ago. I got a BER rating then too.

    Not a cert but the most important document needed when selling a house is the deeds.

    Local property tax statement showing payments are up to date.

    "Deeds" as such may not exist for a 2006 house. If you don't have paperwork you identify as this, take a quick look to see if its a registered folio on landdirect.ie.

    NPPR proof for 2013, if you were owners then, and sell before the end of March - NPPR liability finally expires on 01/04/25.

    I don't have the deeds but if I download the certificate of ownership from land direct I'm down as the owner of the folio.

    click on the adress on www. landirect.ie it,ll say a = its registered or b = go to registry of deeds office to get folio ,

    cost a few euro, i think you have to go to the office in person to get the folio. you cant just download it.

    That's enough basically. For unregistered property, there's magic paper that confirms you own it. Yours is registered.

    You pay 10 euro to search for folio at the office you have to make an appointment in advance

    Its a registered folio, they have the documents. They don't need to do any of this.

    Yes if it's registered at landirect.ie you don't need to. Do this but if you don't have the deeds you may need to get a folio when you pay the mortgage off the the bank will give you the deeds

    BER Cert and Advisory Report.
    Copy of Grant of Retention Permission. Most require a signed copy so the one online won’t be enough.
    Certificate of compliance with the Grant of retention permission.
