Device to record energy usage of a rental circuit

I recently bought a house and it contains an extension which is suitable for letting

This extension has its own fusebox and all the electricity used comes through that - ie its own circuit.

Want to have a set up whereby the tenant will pay their own share of the electicity.

I know there are companies that do prepay meters but am concerned they would be a rip off for the tenant.

My own supplier's rate is very good, so the ideal situation would be if I could measure how much electricty is going to the apartment circuit, and then the tenant could just pay me that amount each month.

Anyone used something like this before?
