    Hi,

I have just bought a second hand house with a ber of a b3 with potential for b1. One of the things marked as poor is the windows. My query is whether there is a grant available for upgrading these and for how much ? Also when it says Windows does it mean doors need upgrading too ? It also advises to install a stove with a flu what exactly is this ?

    Thanks a mil

Only SEAI grant available for windows/external doors is thorugh the 'One Stop Shop' grants.

Not 100% you would qualify with existing BER of B3?

I wouldn't be relying on the BER report at all to guide me. GIGO

    What year is the build?

    What date is the BER

Don.t pay any attention to the advisory report.

I am an assessor, I know how that came about

Is there a current open fireplace?

Pls post the actual kWh/m2/year: the numbers under the B3 in your case

If you can get the dwelling report from the assessor, it will show the U values for the windows.

DOARCH is correct to flag the no grant possibility as you need a 100 kWh uplift so if you have an average B3 at 137.5, a 100 uplift will bring you to an A3.

In any event a OSS won't touch a B3 for that reason, they wont get the 100 uplift

    Hi,

Thanks a mil so the house was built in 1989. The ber was issued in November 2023. Yes currently there is an open fireplace. See pics attached. Excuse my ignorance but why do you not be guided by the ber advisory report ?

    Thanks a mil

when producing the AR, we have to achieve a certain uplift by suggesting certain upgrades so boxes get ticked and if we tick a better window , existing gets poor rating

If windows are in good condition WRT seals/hinges/handles etc then 2.6 is not bad.

Windows might be 17% of wall areas so not a hugh heat loss area, even at 2.6 iff 100% airtight.

Best windows are c 0.8 where as with a wall .2 to .15 is very doable with EWI

HLI of 2.122 is a good number

To conclude, windows not bad, would cost a fortune to upgrade and there will be no grant as no OSS will touch it.

    Case closed, over and out

Not mandatory to install a heat pump. Once you get to a B2 and 100kwh/m2/yr you are good.
