CPO on part of Property

    I just bought a house and the council have contacted me about purchasing a strip from one side of the house 4M x 24M to widen and straighten the road. I dont have an issue with the proposal but I am just wonder about the offer which is only €1000 which they said was based on the cost of purchasing agriculture land but this is residential land. What are my options?

    Say no.

    Then call an EA to value your house before and after the change. That difference is the bare minimum you should be asking for.

    Here's the details:

    "If your house and land are compulsorily purchased, you can get compensation. The level of compensation should:

    • Leave you in the same position financially as you were before the compulsory purchase, or as close as possible to this
    • Be based on the market value of your property
    • Reflect the value of the land that is purchased and any reduction in the value of any land you keep that came about because of the CPO"

    The valuation will tell you what this number is and you can give that to the council.
