Do I own the boundary wall

Hi,

I recently bought a semi-d in an estate. Mine is at the end of the row, and the far side of the boundary wall is maybe a 2m wide strip of grass, then a road to the next row of houses.

I'm considering building a lean-to garage between the gable of the house and incorporating the boundary wall if I can.

I checked the plans and contracts, but nothing specifies exactly where my ownership ends, and presumably common ownership of the grass and road begins. Any ideas?

House 101 here has something similar, except there is about 4 metres between my gable and boundary wall

You probably have part ownership of the wall with the property management also having part ownership.

Raise your intentions at the next AGM as it may need a vote from the management company members alternatively build the structure inside the wall.

Land registry says "awaiting attention" and there is no property management body established yet.

Typically you own to the centre of the boundary wall (depending on position of piers and other possible caveats). Building on the boundary wall could also raise potential planning issues, where boundaries to the side/rear are not supposed to be higher than 2m.

There's also the question of rainwater. If you build on the boundary wall, the rainwater gutter would then be on the outside of that and would therefore be oversailing the boundary line. Even if the downpipe cuts back in and enters a gulley inside your property, your rainwater goods would still be oversailing the boundary line.

Why would you say that?

I know in rural areas the house owner usually owns out to half of the road, no idea how it works in an estate.

Oh, I see, out to the centre of the road as opposed to the centre of the wall.

OP your property most likely ends at the wall, if you have 4mtrs between your gable and the wall that's plenty for a garage, even if it means building your own wall.
