Building control compliance

Hi.

What compliance documentation is required for a shed over 25 sqm. And how much should i expect to pay for this.

Some buildings and structures are exempt from Building Regulations, but my understanding is that once you go over 25m (or exceed certain height limits) it is no longer exempt from Building Regs so will need Building Regs compliance - assuming it is related to a domestic environment.

Not sure about costs - consultant costs for drawings, inspections, compliance - or construction costs?

Your planning agent may be in best position to advise?

I'm starting a 44m2 shed and submitted the commencement notice "without documentation". This way I am appointing myself as the designer and builder with the undertaking that the structure will be built in accordance with the building regulations.

That's incorrect. Exemption form planning does not mean exempt from building regs.

My response is in the context of the original question RE a shed and Building Regs.

Every building must comply with building regulations, and BCAR in some fashion. One way to comply with BCAR is to avail of the opt-out option that is possible for some types of building.
