DEAP report to demonstrate Part L compliance Extension

    I’m building a side extension in Co Donegal. Planning was approved last year and I submitted an opt out commencement notice last week. They came back asking for ‘ DEAP report to demonstrate Part L compliance ‘

    Im assuming this is just a BER for the extension to ensure it meets Part L? Looking back on planning application I don’t see this report having been submitted. Wasn’t sure if extensions ended to meet part L, the existing house is 80+ years old.

    Part L compliance reports are only for new builds and not for extension onto existing houses. What I usually do in these cases is draft a letter to the council explaining this and that the building fabric will be built to meet at least the backstop u-values in Part L.

    Failing this get a BER assessor to do an assessment on the entire house including proposed extension and send the dwelling report from DEAP to the council along with the above letter.

    OP, do you fall under the new Part L regs whereby you are carrying out works above the 25% rule?

    Therefore the whole house needs evaluation and cost beneficial upgrading.
