External insulation pricing - window area included in price?

Hi,

We are about to get external insulation applied to our house. The builder has taken measurements to know how many square metres of insulation is required. I noticed that the surface area for the windows wasn't subtracted from the overall surface area of the house. I queried him on this, saying that I didn't think that was correct - why pay for insulation for the windows area when there will be no insulation there, but he told me this is the way all the contractors price the work for external insulation.

Doesn't seem right to me... can anyone confirm if this is a standard way of pricing the external insulation?

Yes this is correct,measuring through covers the cost of cills and reveal work

They're aren't measuring how much insulation are required, they are taking the area to cost the entire job

The rate is basically worked out from cost of other jobs (materials and labour) divided by the area of those jobs. Average it out for their going rate.

If the area measured for other jobs is a gross area, then they get a gross rate. That's the easiest way. They could also work out the net rate by subtracting openings, but this will be higher. And in there end it makes no difference.

Ultimately they are offering you the total quote. How that calculate it is up to them.

Im open to correction here but I believe plasterers use the same method to provide a quote. They include the full surface area of the walls and don't make allowance for Windows and doors. The alternative is to exclude the Windows and doors but then add on a bit extra for the reveals. Swings and roundabouts really.

@brokenangel - looks like EUR 150 per square metre, ex VAT. No cheap, but looking forward to not having all that heat escaping this winter. :-)
