Does a lean to contribute to exempted development area?

Hi there,

I'm Just wondering if a lean-to attached to a house contributes to the 25sq exempted development area. Under what conditions would it be considered as an extension?

In theory, yes.

Class 3 exempted development.

The construction, erection or placing within the curtilage of a house of any tent, awning, shade or other object, greenhouse, garage, store, shed or other similar structure.

Max total area (of all) without requirement to obtain planning permission is 25 m.sq.

A lean-to what? Shed, garage?? side or rear of house? If it's habitable then the exempted conditions are slightly different. Some more detail required.

Understood, its essentially a covered passage/shed attached to the side of the house with doors to front and rear, it's plumbed and contains a washing machine. Not exactly habitable

Same category as a shed, so max. area of all sheds you can have/add is 25 m.sq. (in total).
