    Has anyone info on the above are they safe and worth an investment they showing a return of 6% as looked as low risk .

    Would this example stand up, am I missing anything or have I added anything I shouldn't have. I am using an actual 2 bed apartment example (purchase price & rent) from daft.ie. If you get a mortgage are you allowed to offset the repayments (interest + capital) against rental income to avoid income tax (presumably you would still have to pay PRSI & USC)

    Purchase Price €199,950.00
    Solicitors Fees (+ Costs) €2,500.00
    Surveyors fee €450.00
    Lenders Valuation fee €200.00
    Stamp Duty €2,000.00
    Land Registry €600.00
    Total Buy Cost €205,700.00
    Furnishings €5,000.00
    Total €210,700.00

    Rent €1,900.00
    less 15% €1,615.00
    Gross Annual Rent €19,380.00
    Less Management Fee €1,750.00
    Less Insurance €200.00
    Less Property Tax €225.00
    Nett Annual Rent €17,205.00

    Less tax, prsi,USC €8,946.60

    Nett Annual Rent (after tax) €8,258.40
