Tenants refuse to move out of property.

    A tenant owes €1600 in rent and I have just served them a 14 day rent notice. The tenant tore up the notice and said that nobody will move her from the house. I will be serving her with the 28 day notice after 14 days but I assume that this will be ignored.

    My question is what can I do after the 28 day notice period to remove the tenant?

    Open a case with the RTB in the morning. Long, expensive road ahead of you unfortunately.

    You can issue a notice to terminate the tenancy, you cannot force an eviction.
    That requires an RTB adjudication followed by a Court Order flooded by arranging bailiffs to throw your deadbeat tenant out on her arse.
