    Hi. i want to grant a neighbour a right of way over my land.i intend to speak with a solicitor regarding this.but could i get aheads up so to speak on it regarding what would be the process?if this is allowed on the forum? thanks

    The process is that you speak to your solicitor before you reach any agreement, even informal or provisional or unwritten, with your neighbour. Your solicitor may draw to your attention considerations that have not occurred to you, and that will influence the agreement you might be willing to make with your neighbour. Much bad feeling can be avoided if you talk to him first, so you don't indicate to your neighbour that you are going to do X, only to turn around later and say you will only do Y.

    Check with an estate agent whether the right of way will affect the marketability or market value of your property. Is the right of way for pedestrian or vehicular use? How long is it to last? Forever, Your Lifetime, the neighbour's lifetime? Are there circumstance under which you might want it terminated?
