    My mother says that she will give me a building site in her will. How long after her death would I be able to build on the site? Can I build on the site before I become the official owner?

    You can build on the site right now, if you have her permission (and if you have planning permission, etc, etc - all the same requirements that she would have to observe if she were building on it). Anything you build will belong to her. There'll be the most almight row if, contrary to what she says, she doesn't leave the site to you in her will.

    After her death, you'll need to have her estate administered, and I(assuming she has left it to you) the site in question transferred into your own name. How long this takes will depend on the complexity of her estate, and the energy you put into sorting it out. In most cases the time taken is measured in months, not weeks and not years.

    There is a scheme that allows your mother to transfer you the site free from any Capital gains tax. All you would have to pay is stamp duty.

    If you are building it would be advisable if possible to transfer the land now as you dont know what could happen in the interim
