Planning issue

    My father bought a holiday home about 35 years ago and made it his permanent residence about 30 years ago. He built on an extention without planning. He also put in a new drive as the positioning of the old entrance was dangerous. He now has offered me the house if I build an extension for him and my mother. There is plenty of land. Just wondering would we get planning for new extension as an extra to retention for all old work done. Or is this setting itself up as a nightmare and we would as well being well enough alone and just apply for retention.

    If all the unauthorised developments all happened 30 years ago I wouldn't expect you to have too much problem regarding getting retention thus leaving the possibility of getting permission to extend not much more or less likely than if the existing house had proper permission. A few points:

    1. Road issues can be tricky. You may have to prove the existing entrance is safe.

    2. You will probably have to upgrade your effluent treatment system if not on a public sewer.
