Mistake on Folio re Burden on property

    Just bought folio details for my property as I was aware there was a burden placed on it. It seems the amount entered on the folio is 250K as opposed to 2.5k :eek: can such things be changed at all ? if so will one of the forms on the http://www.prai.ie site do ? any ideas

    If you write to the Land Registry explaining the error they will check the dealing and the original charge documents. If an error has been made they will recitfy it and amend the folio.

    I don't understand.

    Are you saying that you bought a property with a charge on it but you didn't know whether it was €250k or €2.5.k?

    What does your solicitor say about it?

    For instance, why didn't you receive a property with clear title?

    Also, assuming that you used a solicitor to purchase the property, he/she should be be supposed to have all of the details, so why don't you ask him/her?

    Mistakes can be corrected but you have not set out why you think that this was a mistake.

    He bought the folio information; I get the impression he's had the actual property some time and recently there has been a burden applied which the OP knew should be 2.5K.

    I suspect the original mortgage was for 250K and was registered as a burden.

    It does not decrease as the mortgage decreases but is removed in its entirity at the end when you pay off the full mortgage and the banks solicitor lodges a deed of release.

    This suspicion is based on the fact that no one would bother registering a burden for 2.5K

    Mortgage is about 60k
    Folks registered judgement against property for €2444.30 ( long story )
    upon buying the folio information I saw the burden was for 244430.30

    You could write to the Land Registry with a copy of all relevant documentation and ask them to correct the error.
