house valuation

    ok this maybe the wrong forum for posting this but I think it's the most appropriate.

    I need to have my house revalued for remortgaging purposes. Do mortgage companies only accept valuations from people registered with them or will anyone qualified/registered do?

    Also on what basis do valuers base the value of the property on? Similar properties in the area? Cost of replacing house? The reason I ask is that compared to other houses in my area I have done an extensive bit of work on mine, large patio to rear, slate floors through hallway and kitchen, solid maple flooring downstairs, recessed spotlights etc..................

    Anyone have any insight into this - as you can probably guess I am hoping the valuer will value the house a bit more than what I paid for it.

    Normally any local auctioneer will do one for €150 and this will do for the bank. I'm sure thay will take improvements into account.

    I recently had to get a mortgage valuation done on my house and was told by Bank Of Ireland that I was to use someone from their recommended list and from the few in my locality the cost was the same 150euro ...
