Structural Survey

    Hi,

    Am in the process of buying a 2nd hand house and would like to get a structural survey/engineers report done for peace of mind. Could anyone suggest someone decent for this work in the limerick area?

    Any help will be most appreciated

    Do you specificly want / need a structural survey/engineers report or do you just want peace of mind? If the first then you should go to an engineer (www.iei.ie), otherwise an architect(www.riai.ie) or surveyor(www.scs.ie) should do.

    If its a valuation you want, go with an estate agent (www.iavi.ie)

    Apologies for my extreme ignorance but I guess I really don't know (that sounds bad). I know that i want to get the place checked out to make sure that there are no nasty surprises and I was told that to do this I would have to get either an engineers report or a structural survey. Now i don't know the difference between the two and was working under the assumption that they were pretty much the same thing. How wrong is this assumption?

    I was just asking about the valuation as I know I have to get one done and was advised to try and get both done at the same time to get a discount

    It depends on the title of the property, and as you are considering purchase

    I would get an experienced residential valuer in with a brief of advising on both valuation and any possible structural defects that way you will also know if you are getting value. The valuer will highlight any potential structural defects within the property and my advice would be to get a valuer from a reputable mixed residential/commercial practice such as DTZ/Sherry Fitz or Power & Associates who would advise you of any issues that required the advice and costing from an engineer.

    The only area where I would be careful of is the age of the property if it is Victorian or Georgian you would probably be better off getting the advice of a specialist conservation architect as both engineers and surveyors would have different skills.
