Last night at about half twelve, two security men came knocking on my door. They informed me and my house mate that they were there to deliver our final warning. I didnt know what they were on about, so I asked them what the warning was about. One of the guys explained that they have had a few complaints about loud noise coming from our apartment for the past two weeks. They said this was our final warning and that next time we would be evicted. We would lose our deposits and we would still have to pay the rent for the remaing months of the college year.

One warning and you're out, is that not a bit unfair? The fact I had been in Dublin from the 12th to the 21 and my housemate had been in Tuam for the same period, ment that we couldnt have been responsiable for the most of the noise. They said that they had still recieved complaints and that we were still responsiable, even if we werent there.

But what really pis*ed me off is the fact that, no one has ever knocked on our door and asked us to quieten it down.

Take it up with the landlord and ask him , explain you were not there, then find another place and then get your depost back .

It's hardly a "Final" warning if you haven't had any before! That's a first warning.

I'd have a talk with the landlord, and if you have anything (like flight tickets, train tickets) that backs up you weren't anywhere near the place, let him know.

I don't know how they can tell exactly that it was you that was causing noise, apartments are annoying that way. Is it possible it was one of your neighbours causing noise, have you heard anything?

I hear tboth the people upstairs and downstairs coming home drunk at about half four in the morning, two or three times a week. When we said this to the security guards, they said that they made noise for maybe 10 minutes but we were constantly making noise.
Im not saying we never make noise, we do. How are we supposed to know were being too noisey when no one will tell us?

Chancer scum - taking your deposit, making you pay rent for months you're not there after they've chucked you out. Aw God, so glad I don't live in Dublin any more. Hate landlords, hate them hate hate hate.

Go down to the security guards, tell them you have a right to know who your accuser is, and ask them for names, dates and times. They'll tell you they can't give you this, and so they can evict you, but they'll raped in court when you take them there.

Sounds like student accomodation. Would your mates make false complaints to annoy you?

It is student accomadation. They would make false complaints, but not beacuse their mates playing, but because there are two vendictive bit*hs living above us. They poured oil from a chip pan down on top of my housemate and some friends.

eh, could u not complain and get them evicted for assaultin u before they get u kicked out? or you could complain about their noiselevels.

also, i notice u mentioned they were women, could they be screwin the security guards?

There are extensive tennant rights in Ireland, go look them up on http://oasis.gov.ie
From what you have said they are nowhere near being able to legally evict you and no matter what it is unlikely they could keep the remainder of the year's rent.
Look up your rights or go talk to someone in a citizens advice centre.

I doubt it. The security guards were well into their 40s. In all fairness to them, the one that did the talking was understanding and nice. He said that they had been recieving complaints and it was their job to warnus. The management told them so.
