Turning a rundown side extension into a granny flat

    I'm living in a semi detached in north Dublin and looking to get the extension at the side of my house that's currently unused into something livable for my son to use.It's currently split in two,one half of it is just a junk room and the back of it is a utilty room.The front of it is just a window which i want to replace with a door and also to put at door at the back to have access to the back garden.

    i'm looking to install a couple of partition walls and build a bathroom and kitchenette and also replumb and rewire and insulate the whole room.There's a sewer in the back garden.The whole extension is 30sqm.I'm totally clueless about the price and where to start.Best to get a builder in or use each trade seperatley?I've a rough price in my head of 20k for a complete finish.Am i way off here as i'm not used to getting big jobs done.Thanks in advance for any advice

    For a 20k budget you will have to manage the build yourself. It's a bit of an ask as you admit yourself you have limited build experience.

    Basically you require an en suite a kit henette and a living room, I presume hus bedroom is still in the nain house. 30 sq meters is probably 10'X20' or 12'X18. I am not au faitwith Dublin prices but front and back door will be about 5k including doing opening for back door. Electrical will be 3k ish inc materials. Plumbing 3k with another 2k for materials. Internal structural work putting in walk for ensuite door to it etc will be 1500-2k. Flooring and labour for it 2-3k that would be for vinyl click tiles. Skirting archtraving and tidying up another 1k materials and labour probably the same lad as did structural. Kitchenette 2ish. Add 20% for contiguency fund

    It's doable but you will need to do a lot of legwork yourself and your son. Probably a lot of donket work as well. The most important lad to source is a good honest carpenter/ handyman, who will do studded walls, internal door and joinery. He might do any plastering andhard walling as well as fitting kitchen. He is the key to the complete project

    I think the addition of the door at the front will mean you need planning permission, so you might want to consider that.

    (You technically need permission for any granny flat but the front door will be very obvious)
