cracked concrete roof tiles - how to detect

    Hi,

    When inspecting a roof with concrete tiles, how can one determine if they are cracked or broken?

    Typically, where the concrete tiles overlap on the side edge, the bottom part of the overlapping tile can be broken. When looking at it the top part of the overlapping tile will look fine.

    Would using a drone help? Is there any tool that can be used to probe between the overlapping tiles for this?

    Once the overlap is ok all should be fine, sometimes you would see small bits chipped from the underlap but it shouldn't matter, are you inspecting a house to buy or has some roofer told you there's a problem

    Have a leak in the roof. Depending on the wind direction small amounts of water is entering the attic thru the felt, but not sure from where. Looking at the roof from the ground and using camera zoom, don’t see any damage on the top overlap. Thus suspecting the underlap to be the cause. Am considering getting the whole roof inspected by a roofer and thus want to understand how they would go about finding the damaged underlap. Presume they would start by taking the tiles off?

    If you can see in the attic where the water is getting in then chance's are the damaged tiles are higher up the roof from there, or the ridge tiles may need repointing

    Hi tabby aspreme,

    The roofer indicated cracks in the mortar between the ridge tiles and would repoint them.

    1. Is repointing the whole main ridge required or just around the section where the crack is? He is suggesting the whole main ridge.
    2. Would re-bedding and re-pointing be better?
    3. Are there any other things to watch out for to ensure a permanent fix?

    When he's on the roof you may as well repoint them all
