    Hi,

I'm looking to see if anybody has a good experience with a buying agent in Dublin. There are a few that are primarily estate agents which I don't fully trust. This would be for the higher end of the market in Dublin.

Mainly for off market knowledge and for bidding.

Buying agents are not the norm in Ireland. Agents usually act for the seller. I havent come across specific buying agents. There are some companies that do corporate relocations that may be your best bet.

Buying agents aren't really a thing in Ireland. You do your own research (use daft.ie and property register) to guess prices. A local friend should tell the benefits and pitfalls of certain addresses. How ever, due to social housing you can have independent pharma salesmen and rare herb and spice dealers living in perfectly respectable estates. So it's hard to tell. As soon as Estate Agents lips start moving he is lying to you. If you go "Sale Agreed" you will be offered a list of reputable Engineers/Surveyor for your Surveyors report. They are all tame dogs. Go get your own, best are recommended from your sports or social club.

What a nice comment. You asked but it doesn’t mean you will get it. People replied it is not a thing in Ireland. You can search online if you must have one and do your due diligence.

Obvious the phrase "when in Rome….." has not been heard before.

Maybe I should set myself us as "Supacat Property Negotiator". I got a B in honours Construction Studies in the Leaving Cert. I will only charge 5% commission.

I have read a number of SupaCat's posts and can confirm he is reputable. OP, I think you have the solution you were looking for.

In all fairness we are all on the steep learning curve when we are buying/selling or Renting to/from. You suddenly go from wanting to buy a house/getting an inheritance to viewing, sale agreed, sold, moved in. It happens that fast like sometimes as short as 3 months to get all your ducks in a line.

The profession you are looking for does not exist. The closest would be asking your solicitor to put in a bid for you. Any good solicitor will be up to their eyeballs with work and wont have time to keep track of your bids. Learn the market that you are in OP.

I am beginning to suspect that the OP is American. In Ireland there are times when absolutely need a professional for technical/legal reasons. Then there are other times when you call a friend or youtube a video or go to the farm co-op/DIY Store. No low level solicitor who is struggling to balance his own work load is going to have the time to handle your negotiation, remember the property, the last bid, your position and a closing date for a few thousand pounds. That is how it works in Ireland. Either you do your own footwork if it is not beneath you or bring over your own negotiator from home.

Looks shady as ****. The only reason you would trying to hide your identity is if were a politician (Telecom Eireann/JMoB site or new reservoir in the midlands) with insider knowledge or some sort of dirty industry (Pharmaceuticals or Ipas or something the local community would object to).
