New-Build Purchase: Are We Entitled to Engineering Drawings?

    Hi all! I'm currently in the process of buying a new-build home and we've been trying repeatedly to get access to the engineering drawings (structural, electrical, and plumbing).


    We’re keen to understand key details like:


    - How the upper floor is constructed
    - Joist spacing and load-bearing capacity
    - Roof structure
    - Locations of pipes and electrical wiring


    But we’re hitting a wall. The builder hasn’t responded to our requests, and it’s starting to feel like they’re avoiding the topic altogether.
    We’ve signed the contract, but haven’t yet proceeded with the mortgage drawdown. Just wondering are we actually entitled to these drawings? And can the builder legally refuse to provide them at this stage?

    Thanks you in advance to anyone who can provide some advice on this.

    Would the drawings submitted with the PP application new detailed enough I wonder?

    Check with Council Planning Department.

    as above, planning application should detailed everything you need to know, they probably won't give you anything else though

    Ask for them as part of the Safety File you should be getting under the Health and Safety Construction Regs, 'as built' drawings should form part of this pack.

    The best you will get is whatever you can pull from the planning site.

    They will not give you anything else. You're buying the house, not the plans on how to build the house.
