Bought house - need plumber to inspect?

Hi there,

I bought a house recently. I need to get it rewired I think, I am wondering should I get a plumber out too to see if any work is needed? House was built in 75. Ideally, would not get the plumber but read people say might be best to get work done at the same time as a rewire so just investigating. Don't really have money to do any major works though, plumbing wise, so not sure if I should.

I would say plumbing wise really you need to know if the heating system is okay.
for the normal plumbing toilets sinks etc so long as everything works and there isn’t any signs of water damage about I’d be happy enough.

Thank you! Gas boiler looks new enough and got a v good rating in terms of the BER so that should be good enough? Heating works as I would expect too.

Get a boiler service this side of September so it's ready for winter.

Most builders had moved away from lead pipes at that point, but would be advisable to check.

Is it gunbarrel piping? My ma's house is mid 70s and gunbarrel, 1 or 2 leaks , whole lot needs replaced really but major job breaking concrete etc.

Competent surveyor should have flagged it if you got one done.

Not sure tbh, but the pipes are exposed in the bathroom so will have a look and check. Surveyor checks drains and said looks fine essentially.

Before winter sets in check attic insulation as most of 1970's & 1980's built houses had very little insulation. More that likely it's has been upgraded since by previous owners. You need a minimum of 300mm. This is a DIY job so should not break the bank. Also check wall insulation. Have a chat with SEAI re. grants assistance etc.
