Airbnb for 1st time

    Hi,

    A house I have is becoming available next month, I had it previously hosting Ukrainians under the ARP scheme which is now being cut to €600 so I'm ending my participation in that and the family involved are moving on. I do not intend to return the Private Rental Sector for obvious reasons having left it in 2024 for ARP instead.

    I want to know how to list on Airbnb and what is the insurance situation? I don't believe the current landlord/tenancy insurance would cover short term rentals like Airbnb, I know there is some regulatory paperwork also like planning permission etc. and I will deal with them as it arises but for now it is purely an experiment on a 90 day trial.

    I intend to rent the house for 7 day weekly blocks with an aim to pull in around €100 to €150/per night which should be achievable considering the price of local hotels here in Kerry. The house can sleep 7 with 4 bedrooms and is fully equipped. It would be a no brainer for tourists or a family considering local hotel and restaurant prices when they could do the self catering in airbnb.

    Can anyone advise what to look out for and any pitfalls etc. I already have a cleaner lined up for the turnaround who can do it efficiently at the right price for the times I am not available, airbnb would also give myself control to use the house whenever I'd want only withdraw it from the availability at those times.

    I had the house rented for 5 years to different tenants without any problems and the market rent price of the house is now €1,400 a month but I don't owe a mortgage on it and I won't be renting it again due to the totally dysfunctional market where there is zero protections for landlords. By utilising Airbnb even just for summer I can earn enough to cover all maintainance and regulatory costs whilst turning a small profit without the risks of renting. So any tips or tricks from any airbnb'rs would be greatly appreciated.

    Are you in a rent protection zone? If so short term letting may be illegal

    Air BandB is huge hassle. Far better off finding decent tenants - people need places to live after all. If you have rented for 5 years without problems why couldn't your pursue the same strategy. I did AirBandB in a rental for 6 months way back. Never again….i have same tenants for years now. no hassle.

    Dealing with different people week in week out. no thanks. to each their own i suppose .

    Airbnb provide insurance free…Likewise do Booking.com you would really want it on both websites.

    Be better off to find another Airbnb host in the area to operate it for you they charge about 15% plus whatever the cleaning between stays costs…

    If its not your PPR and in an RPZ then you will need plannng permission for short term rental.

    I have an AirBnb but am thinking of giving it up. The hassle is not really worth it. Its in a popular location but I still struggle to get 50% occupancy in the summer. And the longer your minimum stay, the less popular your property will be.

    Insurance wise I’m with Allianz for my building and contents. I added to the policy to allow short term lets of up to 6 people and the premium increased by less than 50 euro. I only use Airbnb app so they also have insurance cover and thankfully I’ve never had to use either but the extra cover on my regular insurance gives peace of mind and full disclosure should something happen.

    Do you plan on charging a cleaning fee or incorporating that into the nightly cost?
