Renovation Query

    Hi all,

    My wife and I are bidding on a house in an excellent location in the mid west that is need of a big upgrade. I guess my query is to figure out how much will be needed to bring the house up to a liveable spec that we are happy with. I know there is a lot of variance involved in questions like this - how long is a piece of string comes to mind - but I would greatly appreciate if someone could look at my list of imrpovements needed, and our budget, and either say 'not a hope' or 'it could be possible/has been done'.

    Our budget is 150 - 200k.

    House is 161 sq metres, in a square, with an attached garage (don't have the measurements). Built in circa 1970s, the house seems to have had little to no upgrades since then. Walls are solid throughout.

    House needs:

    Insulation pumping/wrapping

    New Heating system

    Attic Insulation

    New Windows (approx 14 windows, average size of 1.8x1.3) Would like sliding doors also.

    Structural Changes - break through walls to adjacent garage to create new kitchen space and utility and larder.

    New floors

    New paint

    New stairs

    New doors

    New bathrooms (x3)

    New wardrobes.

    Impossible to estimate on a forum. You really need to get a QS or building surveyor or even a good builder on board. I would think that you are looking at the upper end of your budget at least.

    Is there a surveyor's report available for the house? For example do you know if it is structurally stable - founds, floors, walls, roof? You havent mentioned the electrics, are they up to spec? If its serviced by a septic tank is it working properly or does it need upgrading?

    Lots of things for you to check out but do so with the help of a local professional. Good luck with it.
