Cost per square metre - external garage conversion

    Hello all,

    I am wondering what would be cost to convert an external garage in to a habitable condition.

    It is 30 square metres. Needs an entirely new roof. Brickwork looks okay to me (I am a complete novice though - but lets presume foundation and walls are solid). It Is wired for electricity and fuse board looks new enough.

    I am purely looking for the cost of adding new roof (ideally pitched with 1/2 velux windows, insulation all over, plastering, insulated floor. New door. Removing garage door and replacing perhaps with a wall or a wall and window, Another new window.

    Also drainworks. Drain is perhaps 4/5 metres from where I would like some plumbing in it.

    Any rough idea what this would cost?
