CAT and CGT on selling inherited property

    In advance I apologise as new to forum and really hoping I could get some advice from anyone in the know revenue wise.

    I will be hiring tax consultant but trying to work out and research myself for rough figures to help make a decision.

    In a dilemna as whether to rent or buy in current market .

    My father passed away Jan 2023. I inherited on grant of probate Feb 2024 cash, shares and house .

    For CAT purposes 402k. Relief is 335k ( no prevoius gifts etc so lifetime limit not applicable )therefore 67k liable at 33% CAT is approx 22k euro ?

    CGT sale of family home 500k. Value 320k so 180k capital gain ?? less approx 12k deductibles so 168k@ 33% approx. 55k owed.

    If I sell and rent not buy 77k total owed??

    I lived in house and PPR 2020 to 2023 so satisfied dwelling house exemption ?

    Selling house April 2025 for 500k. ( Final stage of sale)

    Reinvest 400k new PPR therefore clawback of CAT on 100k as selling within the 6 yrs from inheriting property. I am in the house PPR from 2020 to present.

    Think CGT will be reduced also significantly based on above ?

    Basically rent option 77k owed versus buying ( reinvesting new PPR) how much CAT & CGT owed ? So I can compare to 77k.

    I have pros and cons for renting versus selling but would love to know financial implications for both.

    Also does anyone know if there is a "grace period" from selling property April 2025 whereby I need the sale proceeds to buy new property so quite logical that I rent and maybe buy 6 to 12mts and still be considered by revenue as reinvesting in PPR or not ?

    So sorry for such long discussion but trying to be as clear as I can be and provide as much information as possible.

    Based on my own research but wondering if I am way off in my thought process?

    Any help greatly appreciated.
