Architect ghosted us

    Hello,

    I am not sure if this is the right place to post this but I am in need of advice. We want to renovate and build an extension in our house. We've been talking with our architect for a year now, have signed the agreement and paid first fee.

    He has provided us plans and applied for planning permission but had to restart the whole process due to forgetting a step, which was fine as we weren't planning to renovate till spring / summer 2025. Since then, he has not responded to any attempt at contacting him. He was supposed to bring us the planning permission notice to put in front of the house but couldn't due to some health issues. We've offered multiple times to have him email it to us and we would laminate it and put it up ourselves. He confirmed each time that he would but never did.

    I am pretty sure he is filtering my call as he picked up the phone once my husband called him from an unknown number. He told my husband that everything was on the way and he would send me a mail with an update but again, no news. He does not answer to texts, voicemails or

    What can we do there? It's hard to find an architect as it is a relatively small project (about 100K) and we technically have a contract with him, even if he's not giving us any update. I am not sure we legally can use the plans he provided us with another architect, should we find one.

    Find out if they are RIAI registered and have a chat with them for advice regarding options / dispute resolution? Small claim court to recoup some costs and legal advice re: using plans with another architect if possible. There's a self build ireland exhibition coming up Feb 8/9 in Dublin, you might get advice there as there are usually a few Architects present. Otherwise RIAI open door / Simon community but that's 7-13 April 2025 this year, a bit late for you. Better to find a good architect now than have this happen half way through the build and you've no one to sign off the compliance docs. Best of luck.
