New build window and door issue

    Hi Folks

    We are just over a year into our new house. (Semi-D A2 ICF Build)

    All going well for the most part.

    We have had numerous issues with the door (water was just seeping through the seals and the bottom)

    If there is wind and rain from a certain direction water will come through.

    Neighbours on our row arnt affected.

    We are loosing heat in the hall due to the door.

    The draft in the hall beside the door is obvious, tiles beside the door are always cold or colder than the rest (we have underfloor heating)

    Further more our main living room window doesnt seem to be fully sealed.

    On one side its fine, on the other its extreamly cold

    If its window you can feel the draft on that side, the wall on that side is always cold etc

    The doors and windows are from the same supplier.

    We have had them in the past (through the builder) to resolve similar issues however the issues seem to remain…

    We have been patient with it all, there was loads of snagging issues eventually resolved but its starting to take its toll.

    What is the best next step as its becoming more obvious now with the cold spell

    I think you should itemize every defect and put it in writing (send by registered post) to the supplier and request full repairs and / or replacement within 20 working days. Keep a record of everything.

    Get something like this, then document the temperatures surrounding the suspect windows and doors, if there is leakage the numbers wont lie and you can use this as proof to the builders/window fitters.

    Is there any point in going through the builder to get suppliers in or is it best to go straight to the supplier?
