Re-install blocked up Garage Door - lintel check

    Hi All,


    Recently bought a house with a garage that leads out to a lane way at the back. Previous owners removed the door and blocked it up. Ideally I would like to unblock the entrance an have a garage door installed.

    My only concern is that the lintel shows some damage. Is it too damaged, and I'd need to lower the height and put in an i-beam or is it good to go? A builder acquaintance said that any garage door that I installed would have a metal frame that would hold the weight.

    Would love other opinions please.

    My personal opinion is that it looks to be poorly poured with two distinct layers showing and the steel reinforcement showing, but it also appears not to be taking much if any weight. I'd plan to replace it with a steel member instead.

    Replace with a steel I beam before you remove the blockwork. That way you can easily support the beam as you install it.
