Is building two houses at once cheaper?

    Hi

    Im looking at a site in North County Dublin for 150k that has planning permission for 2 two storey 3 bed terraced homes at 121 sqm each. They would be attached to existing neighbouring houses.

    I'm considering if I could build one as my PPR or use as rental property and sell the other.

    I probably won't have the money right after buying the site but should have saved enough to borrow from the bank in 1 to two years for the capital to fund construction on both houses.

    Would there be much savings in building two houses at once?

    I would have some friends in construction and thinking I could micro manage construction each part of the project to organise getting each part done.

    Would anybody be able to advise based on current costs, what would it cost to build per house?

    I'm struggling to find an accurate price on building a home as I'm not sure if some figures include the site cost or not?

    I'm trying to crunch the numbers to see with VAT included can such properties be built for sale at a profit?
